Stay safe with a Radon Test.

Radon is a colorless, odorless radioactive gas that’s produced by decaying uranium. It’s present in nearly all soils. Radon testing needs to be done by a licensed professional.

Why is radon a problem? The problem occurs when radon gas enters your home and gets trapped. Long-term exposure to high levels of radon can cause lung cancer. The Environmental Protection Agency (EPA) estimates that lung cancer caused by radon exposure kills about 21,000 Americans every year.

Avoid future problems with a WDI inspection.

If you’re buying a home, having the home inspected for termites beforehand is usually required by the lender before they approve the mortgage. The lender will require that you have a licensed termite inspection (as well as a general home inspection) performed before the sale is finalized.

A termite inspection can also save buyers headaches later on if there are visible signs of termite damage that are found prior to the closing. The buyer definitely needs to know whether the home has an existing termite problem and the extent of the damage so they can decide whether to walk away from the deal or ask the seller to make the necessary repairs.

The termite inspection is typically an expense borne by the home buyer and it is definitely worth the price in the event that visible termite infestations are found.

Ensure safety with Water testing.

When securing an FHA, VA, or USDA mortgage on a home with a well, water testing is often a mandatory step, ensuring that the well water meets safety standards for consumption. Lenders may have varying requirements; thus, it’s crucial to verify with them directly. Conventional loans may not require such testing, but it is always advisable to ensure the safety of the well water for any potential property purchase.

Water samples are collected at the time of inspection and delivered to a PA DEP certified laboratory. For FHA/VA water testing, it takes approximately five to seven business days to process the samples. For Bacteria only test processing takes approximately two to three days. Once the results are received back, we email the report to our client immediately.

Effective Mold/IAQ Tests.

Conducting a mold inspection before purchasing a home is a crucial step for ensuring a healthy living environment and value of your investment. It typically includes the collection of two air samples from various locations within a property, such as the basement and living spaces, as well as an outside control sample to compare against indoor air. These samples are analyzed at a lab using AI powered technology to identify the presence and concentration of mold and other airborne contaminants. The results can provide valuable insights into the air quality and help guide any necessary remediation efforts to improve the indoor environment. Our mold and IAQ tests can reveal hidden mold growth and potential moisture problems that may not be apparent during a standard home inspection.
