The standard home inspector’s report will cover the condition of the home’s heating system; central air conditioning system (temperature permitting); interior plumbing and electrical systems; the roof, attic and visible insulation; walls, ceilings, floors, windows and doors; the foundation, basement and structural components.
The American Society of Home Inspectors (ASHI) publishes a Standards of Practice and Code of Ethics that outlines what you should expect to be covered in your home inspection report.
I have been inspecting homes in the Lehigh Valley for over 10 years.
WE DO RADON TESTING
What is radon?
Radon is a colorless, odorless radioactive gas that’s produced by decaying uranium. It’s present in nearly all soils. Radon testing needs to be done by a licensed professional.
WE DO WDI INSPECTIONS
If you're buying a home, having the home inspected for termites beforehand is usually required by the lender before they approve the mortgage. The lender will require that you have a licensed termite inspection (as well as a general home inspection) performed before the sale is finalized.
A termite inspection can also save buyers headaches later on if there are visible signs of termite damage that are found prior to the closing. The buyer definitely needs to know whether the home has an existing termite problem and the extent of the damage so they can decide whether to walk away from the deal or ask the seller to make the necessary repairs.
The termite inspection is typically an expense borne by the home buyer and it is definitely worth the price in the event that visible termite infestations are found.
WE DO SEPTIC INSPECTIONS
When you buy a house you want to be certain that you know what you are getting. You can feel more confident about your property choice when you have a septic inspection preformed by us. This information may give you additional information on weather or not to move forward in the transaction of the home. Most importantly, a septic system inspection will help you become familiar with this vital home system. If you are considering buying a home with a septic system, do not hesitate to arrange to have a septic inspection added to the home inspection.
We do both FHA/VA Full Chemical w/Lead and Bacteria Only testing.
Home air quality is a growing health issue throughout the US. Most homeowners and potential home buyers are not aware there is an accurate and inexpensive way to determine the level of unwanted chemicals in home air. Additionally many states and lending institutions now recommend that a home air quality audit be performed during a property sale.
IAQ Home Survey is an accurate, simple to use and cost effective tool for use in determining airborne chemicals (VOCs) and active growing mold (MVOCs) in home air. With a single sample, IAQ Home Survey reports the air quality via the total levels of VOCs (TVOC) and MVOCs (TMVOC). Most importantly, the chemical information is translated into categories of potential sources. This allows an action plan for improving air quality to be developed. In the case of a real estate transaction, it identifies the chemical contamination contributed by the home itself.
IAQ Home Survey is a cost effective tool for indoor air quality assessments. It is particularly useful in real estate transactions.
